The zoning is at the request of the property owner, Uvaldo Gonzalez, for the prospective buyer Corbin King. The 0.93-acre property was annexed into the city in 2009 as part of a 5.50-acre area on the north side of Old Settlers Blvd. No zoning was applied to this area upon annexation, and it is therefore currently treated as if it is within the SF-R (Single Family - Rural) zoning district.
The OF-1 (General Office) zoning district allows for office and related uses, which is considered to be compatible with adjacent residential uses and it complies with the Round Rock 2030 Comprehensive Plan. The proposed use is a custom golf glove business. The existing structure was constructed as a single-family dwelling but has most recently been used as a place of worship. The property has been reviewed by the applicant and city staff regarding compliance with the city’s site development regulations and no significant constraints have been identified which would hinder the use and development of the property as an office.
The Planning and Zoning Commission held a public hearing and voted 9-0 to recommend approval of the zoning at their meeting on January 12, 2022. There were no speakers at the public hearing.
