The PUD No. 74 zoning district, containing approximately 38 acres, was approved in 2007 and provided for medium density multifamily and commercial uses. The medium density multifamily project was developed, along with an east-west private access drive known as Plateau Vista, connecting to A.W. Grimes Blvd. The commercial site has remained undeveloped.
This amendment to PUD No. 74 , requested by the property owner NEC 1460/79 LTD and represented by Scott Fried, proposes to rezone approximately 14 acres, containing most of the undeveloped commercial area, to provide for an urban multifamily development. Two commercial parcels with street frontage will remain. The urban multifamily units will be a minimum density of 30 units per acre. Garage parking will be provided for at least 50% of the required parking spaces and at least 35% must be in a parking garage that is attached, and internal to, the residential structure. The remaining required garage parking may be in either tuck-under spaces or in garages not attached to a structure. The development will otherwise meet or exceed the requirements of the MF-3 (Multifamily - Urban) zoning district, which include balconies, internal stairways, amenities, open space and landscaping.
To the east and north of the site is the Summit at Round Rock neighborhood, with single family homes on Centerra Hills Circle. The urban multifamily buildings closest to this neighborhood will be limited to two stories in height. The buildings on the remainder of the site will be limited to four stories in height. The PUD contains illustrations of typical building elevations and design to which the buildings constructed must substantially comply.
