Body

Alpha Westinghouse Ventures, LLC, has requested annexation into the City of Round Rock. The subject parcel, comprising of 6.99 acres, is located in the extraterritorial jurisdiction and meets contiguity requirements pursuant to local government code. The request stems from the applicant's desire to tie into city utility services while the facility undergoes expansion. The city agreed to provide services and the applicant agreed to voluntarily annex into the city, although there is no accompanying zoning item because the current expansion would be out of compliance with some city zoning and development regulations such as landscaping, site layout, and building design. Instead of giving the property a zoning designation and immediately creating a non-conforming property, the city and applicant agreed to delay zoning until the next round of expansion, at which time the Light Industrial (LI) district would be sought and the future expansion would be designed in compliance.
