The property owner, Nelson Homestead Family Partnership, LTD, has requested annexation of the subject tract into the City of Round Rock's corporate limits. The 2.673 acre property is currently located in the City's extraterritorial jurisdiction, with its western edge bordering the Vizcaya neighborhood and its eastern edge bordering the Briggs Tract.
This is part of the series of actions on this agenda related to the creation of an in-city Municipal Utility District containing 900-plus single-family homes. This annexation will be followed by annexation of the land proposed for inclusion in the in-city MUD; contiguity to city limits is a requirement of annexation. After that will be a Comprehensive Plan Future Land Use Map Amendment, zoning of the proposed MUD area, consent to the creation of the MUD, and a development agreement with the developer of the MUD. On the attached aerial map, the property proposed for annexation in this item is outlined in red. The property proposed for the in-city MUD is immediately to the east of this property.
Note that the annexation of this property will not be followed by zoning of this property. The shape of the property to be annexed corresponds to the planned extension of a city roadway. It is expected that this land is eventually going to be city right-of-way. Should those plans change and the land becomes developable area for the owner, they will need to submit a zoning application prior to development.
