Consider an ordinance annexing 158.006 acres of land out of the Joseph Marshall Survey, Abstract No. 409, known as the Freeman Tract. (First Reading*)

This is a request for a voluntary annexation of an undeveloped tract totaling 158.006 acres west of the intersection of Red Bud Lane and Forest Ridge Blvd. The subject tract is currently located within the City of Round Rock's Extra Territorial Jurisdiction (ETJ) in Williamson County. The tract is adjacent to existing single-family residential to the south and east, and the Brushy Creek and public trail to the north and west.
The General Plan indicates residential uses for the subject tract. The proposal of a Planned Unit Development (PUD) authorizing single-family residential is a companion item to this annexation. In tandem with the development of this tract, Forest Ridge Blvd. will also be constructed. City staff concurs with the annexation petition since it meets the criteria set forth in the Local Government Code and provides for the orderly development of the City.
There are existing utilities available to the site. The existing waterlines are sufficient in size to serve the intended residential development. Wastewater capacity will be evaluated during platting to ensure the existing lines are adequate to serve the development. Any improvements needed to serve the development would be constructed at the time of development and paid by the developer.
