Body
The PUD (Planned Unit Development) zoning district contains a 28.3 acre residential parcel and two commercial parcels, one of 5 acres and one of 1.2 acres.  The residential parcel will consist of single family detached homes on a common lot.  These houses will be served by private drive aisles, similar in width to a City street, with a sidewalk on one side.  The 5 acre commercial parcel, located at the northeast corner of CR 175 and the future extension of Arterial H, will allow limited neighborhood retail and office uses.  The 1.2 acre commercial parcel, located on the south side of Arterial H, will allow neighborhood retail and office uses more limited than on the 5 acre parcel.  All commercial development will be subject to the site and building design requirements of City code and the PUD. The limited neighborhood commercial uses and the enhanced site design and building requirements are the key provisions of the PUD.  They will provide for an enhanced visual appeal as compared to what would be allowed under the standard commercial zoning district.  This is particularly important because of the site's location near the entrance to the Southwest Williamson County Regional Park.
 
The Planning and Zoning Commission recommended approval of the PUD by a vote of 7-0 at their meeting on January 7, 2015
