Title

Consider public testimony regarding, and an ordinance rezoning 3.03 acres located southeast of the intersection of Eagles Nest Street and Cypress Boulevard from the LI (Light Industrial) zoning district to the BP (Business Park) zoning district. (First Reading)*

Body

The 3.03 acre properties are currently zoned LI (light Industrial) and there is an existing office/warehouse development on the site.

The proposed BP (Business Park) zoning district, requested by property owner Burke Eagles Nest LLC, will provide more flexibility in uses including but not limited to “medical office”. The current zoning does not allow for medical office uses. It is the applicant’s intent to provide medical office space to attract uses that will support the Baylor Scott and White Medical Center. The Comprehensive Plan designates the properties as “Employment Center”, which is consistent with the request for Business Park zoning.

The Planning and Zoning Commission held a public hearing on April 7, 2021 and voted 9-0 to recommend approval of the rezoning. There were no speakers at the public hearing.
