Title

Consider public testimony regarding, and an ordinance approving an amendment to the Comprehensive Plan 2030 to modify the Future Land Use Map to allow Residential development on 1.31 acres located west of S Mays St and north of Nash St. (First Reading)*

Body

Proposal: The applicant, Henderson Professional Engineers, is requesting to amend the Future Land Use Map of the 2030 Comprehensive plan from Open Space to Residential to allow townhomes.

Comprehensive Plan and Zoning:  The FLUM (Future Land Use Map) of the Comprehensive Plan designates this tract as Open Space. The subject tract is zoned SF-2 (Single Family -Standard Lot) and is vacant.

Amendment Policies: According to the Comprehensive Plan, the Residential land use designation is used for any parcel or tract of land that is appropriate for dwelling units. This site would help implement the following Round Rock 2030 housing policy: enable a mixture of housing types within the city to meet all residents’ needs and preferences through all stages of life.

At its August 16, 2023 meeting, the Planning and Zoning Commission unanimously recommended approval of the amendment to the Future Land Use Map of the 2030 Comprehensive Plan. There were no public speakers.
